• The Story of the Wellington

    In November 2025, RUPCO Inc., a nonprofit housing developer, published a video about the ongoing project to rehabilitate the Wellington Hotel in Pine Hill, New York, which was named one of the National Trust for Historic Preservation’s 11 Most Endangered Historic Places in 2025.

    In 2022, the Wellington Hotel was put up for sale after years of deterioration. Its foundation was in danger of collapse, and temporary stabilization measures were not projected to last more than a few years.

    Concerned about the Wellington’s future, 20 community members banded together to raise funds to purchase the hotel, clean up the property, and begin investigating feasible reuses. This community-based coalition, now known as Wellington Blueberry, plans to rehabilitate the Wellington using federal and state historic tax credits.

    Designed to meet community needs, the rehabilitated Wellington will house a grocery store, cafe, and 10 affordable apartments. The project is supported by the Town of Shandaken, Ulster County, Restore NY, and RUPCO, Inc. Wellington Blueberry has received significant funding from an anonymous donor, but still needs to fundraise $2.5 million to complete this $8 million adaptive reuse project.
